A separate ADU functioning as a photo/film/and music studio. Sets for photoshoots/filming/live sessions can be created in our spacious live room, outdoor pool + jacuzzi and large backyard. This is also the perfect intimate location to host listening parties or events. We have everything in the studio to make the experience as comfortable, efficient, and private as needed, including fast assistance, Wi-Fi, client controlled A/C, and a full kitchen with stove, oven, microwave, fridge, and bathroom with shower.
We also have multiple professional lights, backdrops, and gear, plus studio tracklights and LEDs.
Plenty of natural light from two large windows with a view towards the garden and pool, when removing the blackout window plugs.
Lots of easy parking in a quiet neighborhood.

Each pricing tier below is based on impact to the rented space. The more people, the more cleaning needed and utilities used.

Media Productions and Meetings/Workshops:
1-10 people is the max amount of guests for the base hourly rate
11-20 people are an additional $35 per hour
21-30 people are an additional $70 per hour
31-40 people are an additional $105 per hour
41-50 people are an additional $140 per hour
Flat cleaning fee: $35

Events:
1-10 people is the max amount of guests for the base hourly rate
11-20 people are an additional $45 per hour
21-30 people are an additional $90 per hour
31-40 people are an additional $135 per hour
41-50 people are an additional $180 per hour
Flat cleaning fee: $50

We clean the space in between each guest, including all surfaces regularly used, make sure to follow health and safety procedures diligently, provide hand sanitizer and wipes plus any sanitary necessities in the kitchen.

Availability: weekdays and weekends, 6am-12am

Parking/Loading: Ample street parking. There is a loading zone in the alleyway where you can access the studio (silver gate), but loading trucks/cars will need to be moved or parked on the street afterwards.

Electrical: There are 56 power outlets inside the studio building total throughout the live room, control room, kitchen, and bathroom, plus 2 power outlets outside of the studio building. There are 18 more available outlets on a power strip underneath the computer in the control room, and we have additional extension cords. If the circuit breaker must be accessed, please speak with the host.

ABSOLUTELY NO SMOKING/VAPING inside the studio – we have acoustic walls and panels that are highly vapor permeable. Please respect the upkeep of our space by instead smoking/vaping outside in the garden, walkway or alley.

No outside noise allowed after 10pm, but inside the studio is soundproof.

Indoor and outdoor catering is allowed.

Outdoor furniture can be moved, indoor furniture cannot, some indoor wall decoration can be moved.

Utilizing the recording equipment or computer in the control room is not permitted unless the studio has been booked for that purpose – to use the studio for music recording sessions with or without engineer, please contact the host directly.

Rental time includes setup and teardown, and if you would like to extend time you must check with the host if that is possible for the day’s booking schedule. Your first guest will not be granted entry until the booking start time.

Minors must be supervised.

No smoke machines, smoke bombs, spray paint, or glitter allowed in the studio.

Depending on the scale of the production and what is involved, general liability and property damage insurance naming host as additional insured may be necessary.
